- Replacement of rotted or delaminated sheathing (priced per sheet, in writing)
- Ice and water shield at eaves, valleys, and penetrations
- Synthetic underlayment, drip edge, and new pipe boots
- Step and counter flashing at walls and chimneys
- Ridge venting and intake balanced so the attic breathes
- Architectural shingles from a major manufacturer, installed to warranty spec
- Permit and final inspection
Signs you need a new roof
Granules in the gutters, curling or cracked shingles, daylight in the attic, stains on upstairs ceilings, or a roof that is 20 or more years old. Many Union County homes are on roofs installed in the late 1990s and early 2000s that are now at the end of their life.
Ventilation matters in older homes
Capes and older colonials often have little or no attic ventilation. That shortens shingle life and causes ice dams. We fix ventilation as part of every replacement.

Can you roof over my existing shingles?
Code may allow one overlay, but we don't recommend it. You can't see or fix the deck, and it shortens the new roof's life.
