What's a "square"?
Roofers price by the square: 100 square feet of roof surface. A typical Union County colonial has 15 to 25 squares, and a steep Cape with dormers can have more roof than its floor area suggests.
What moves the price
- Pitch. Steep roofs need more safety setup and time.
- Layers. Each extra layer adds tear-off and disposal.
- Deck condition. Rotted sheathing is replaced per sheet.
- Complexity. Valleys, dormers, chimneys, and skylights all add flashing work.
- Siding trim detail. Corners, windows, and soffits drive siding labor.
